DEMO: Resident Partner: Henley Beach – Adelaide, SA

Hi all,

My wife and I are looking to invest in an apartment in inner Adelaide — most likely around Henley Beach. We currently live on acreage in the Hills and love the lifestyle, but we’re aware that within the next 5 to 10 years, the upkeep of a large property may become too much for us. When that time comes, we’d like to have a more low-maintenance, well-located option closer to our grandkids who live in the suburbs.

With that in mind, we’re looking to purchase a 2-bedroom, 2-bathroom apartment valued at around $850K. We’re keen to go in as silent partners, and we’re hoping to find someone who would be the resident partner — ideally living in the property and co-investing with us on a 50/50 basis.

What we’re looking for in a partner:

• Someone who can either invest upfront or has the capacity to get a loan for approximately $425K (50% of the purchase price).

• You’d live in the apartment and either:

  • Rent out the second bedroom to help cover costs, or

  • Pay a reduced rent directly to us for our 50% share (we’re flexible on this depending on your situation).

• We’re thinking of a co-investment term of 5–10 years. At the end of that period, we would look to buy out your share.

A bit about us:

• We’re not retired yet, but we have solid savings and are planning ahead.

• We’re open to flexibility on the timeframe, but ultimately the plan is for us to transition into the property ourselves down the track.

• The hope is that by the end of the co-investment, you’ve had the chance to build equity and savings, and can use that to take your next step — whether that’s buying your own place or something else.
